Do you have a property that needs work or are you in an unusual situation (foreclosure, tenants that don’t want to leave, etc. )? Have you considered speaking with an investor to go over your options? Perhaps you can team up (most commonly called Joint Venture) to maximize the sales price and net more from the sale than selling “As Is”.
Yes, I am aware that many new investors are coming into the market whose sole purpose is to low ball you on the price to get a so-called “good deal”. These investors are not professionals; there is so much more that a professional investor brings to the table. Many think the investors’ motivation is strictly profit. While, yes, the investor must make a profit, the true goal is to find a solution. There is great satisfaction in creating a solution that was not considered and helping solve the selling or buying challenge. The profit for a professional investor can range from a consulting fee for showing you other options, to and include a joint venture.
I have been working with several new clients whose situations require structuring the sale to protect their equity. Yes, I am speaking of those in Pre-Foreclosure. These homeowners have a significant amount of equity but have waited until 1 or 2 weeks before the foreclosure auction to start looking for a solution. I even had one case where they hired a real estate agent and did not disclose the auction was in just 5 days! Working with an investor that understands the situation, the owner/seller is able to retain a significant amount of their equity. This is just one example but there are many other situations where a short conversation with an investor may be beneficial to all parties involved.
Some investors, including myself, like to call ourselves consultants. This is because we see ourselves as a resource to be used by Sellers, Buyers, and Real Estate Agents. Remember, you are not required to take any of the options presented.
